  • Preparing Listing Docs and Disclosures (LBPD if applicable)/Any Amendments and/or Counterproposals needed during the listing period.

  • Enter Listings into IRES or RE Colorado.

  • Preparing Offers. In this market, time is of the essence. I will do everything possible to get your offer started and ready for your review in the timeliest manner possible.

  • Preparing Buyer Documents and Disclosures/Any Amendments needed during the buying process.

  • Submit a fully executed copy of contracts to title/escrow company and lender when we go under contract.

  • Gather HOA and Due Diligence information for the buyer.

  • Make sure all documents are fully executed before submitting a complete file to you or your managing broker.

  • Prepare Inspection Objections and Resolutions for your review.

  • Schedule closings with the title company, directly, based on the availability of all parties.

  • Send out information about utilities, mail box location, garage door codes and pool key if applicable.

  • Organize a photographer for your listing

Chasing down signatures is a complete time waster. We will make sure all signatures are fully executed before we hit the closing table.

We value communication. You will be copied on any correspondence we have with all parties including buyer, seller, co-op agent, lender, title, HOA, inspector, appraiser and other transaction coordinators.
